Choosing the right appraiser
Geographic Competency Matters.
We first consider where the property is located and which appraiser is best suited for the assignment. South Florida contains many distinct neighborhoods and market pockets. The closest or newest sale is not automatically the most reliable comparison.
When inventory is limited or a property has an unusual feature, extra work may be required to research an older sale, travel beyond the immediate neighborhood, or speak directly with parties familiar with a transaction. We leave no stone unturned when the data calls for deeper investigation.
